SHORT SALES – GETTING ON THE SAME PAGE
Don’t you hate getting left behind because you don’t know what all the terms mean when you are in a large group? You can’t just stop and ask questions in the middle. We will go over the basics of short sales and what they are as well as some terms and definitions to bring everyone up to speed on the topics that will be discussed so no one is left behind.
STRUCTURE THE DEAL – CHOOSE YOUR EXIT
Have you ever been in a deal and realized that you only planned one exit strategy and now that it wasn’t working you didn’t know what to do? We will make sure this never happens to you in a short sale. You need to know what your options are for getting out, before you get in. This is where we will teach you how to prepare for your preferred exit, how to hold and transfer title and what other options you have if your preferred exit strategy does not work out.
HOW TO MARKET FOR LEADS – MAKE ‘EM CHASE YOU
Hate knocking doors? I know I do. Do you want your ideal clients coming to you in such large numbers that you can’t handle them all? Trent will give you his proven method of targeting people in trouble and getting them to chase you down and ask for you to help them with their situation.
SUBMITTING THE FILE TO THE BANK

THE OFFER AND EST HUD-1
Knowing where to start and what to expect. Preparing your HUD-1 the right way so that you are guaranteed to get a quicker approval. What ‘aces’ you should keep up your sleeve and when to use them.
ESCALATION TACTICS
Who can I talk to when I KNOW my deal is good, but the ‘bank employees’ say no? Lee will reveal his ‘secret weapon’ to getting approvals on the deals that you thought were ‘dead’ (This will also supercharge your slow deals).
NEGOTIATION
How can you tell the difference between ‘negotiations’ and ‘bank gospel’? Knowing this is another ‘key to the vault’. Before lunch, you will know EXACTLY when you are hearing a line of B.S. and what to do in order to ‘beat the bank’.
THE ‘CORRECT’ VALUE
Can you make money on a deal if you don’t “influence the value?” Know how to influence the property value that the negotiator sees on their desk. Plus, get the lenders to ‘correct’ over inflated values after the fact. This is the third ‘key to the bank vault’ which will ensure your profit on every deal.
ADVANCED NEGOTIATIONS
What do you do when the second lender acts stubborn and won’t take a $1,000 payoff? We’ll share strategies that will make the deals that others perceive to be ‘hard’ become easy. BONUS: How to use ‘one day notes’ and other creative tactics for a fast approval.
UNSECURED NOTES
What do you do when a lender believes they can collect more over the next few years than the $2,000 payoff they are offered? Are unsecured notes good for your deal? How to use them and how to get around them.
“KILL THE 2nd” – HAVE RENTALS W/‘NO CREDIT’
Want to build a rental portfolio with no credit, no new financing and only a little cash? You will know exactly how to get low payments on properties that were previously ‘over financed’ without getting a new loan or refinancing. Most of these properties will break even or possibly have a positive cash flow and wipe out the ‘negative equity’ without getting a new loan.

What needs to be signed and by who as well as the proper order for title to transfer to ensure the deal is done legally and legitimately? LEGALLY close double escrows. A CA escrow company owner will share how to do double escrows in almost every state in the nation.

I am often told that I am insane and other times crazy (is there a difference?), but one thing I know for sure is Asset Management. I have lived it from my early days out of high school as a REO manager all the way to my most recent ‘bank job’ as chief loss mitigator for IndyMac Bank’s HELOC Division.

You will either love me or hate me, but after working with me and testing the things I teach, you won’t dispute that when it comes to teaching you how to beat the bank, I am dead on.

For a few years in the 1990’s I worked for Homecomings and was part of the organization during the merger with GMAC. I spent most of the 90’s with Homecoming/GMAC and really grasped the asset management and loss mitigation business. In the early part of 2001 I went to IndyMac Bank and because we were in an appreciating market, I joined the asset management division of ‘Home Construction Lending’.

In that capacity, as an asset manager, I meet Trent after I called him regarding a loan that his office had originated (it was all just a misunderstanding and ended well and I didn’t have to drop the hammer on Trent’s business). Trent and I remained in contact and when the market started to free fall, I was moved over as chief loss mitigator for the HELOC division.

You already know this, but just to give you an idea of how quick things changed, in my division the losses in December 2006 were at $250K and by December 2007 the monthly losses were at almost $25M for the division! I don’t see the bottom of this down cycle coming for at least 2 more years, but it may be much longer…

Some people say fear and greed are what drive men. I tend to agree with that to a certain extent. You know what my greatest fear in life is? That I won’t be able to provide for my wife and kids. I think that is what drives most of us to be successful, to be able to provide for those around us that we care about. I work as hard as I do so that my family can live comfortably and to make sure my wife never has to work (besides being a Mom) and so that my daughters (and baby boy on the way) have all the good things of life.

My life has been real estate. I guess you could say I have real estate in my blood. My dad has been a builder developer for 30 years and even my great grandfather was a builder. I have spent most of my life in construction, lending and real estate. I own a Real Estate and Mortgage Brokerage in San Marcos, CA and actively list, sell, negotiate and invest in real estate short sales.

Over the past 7 years, I have invested in properties from a small subdivision in Mexico, to vacant land on the Big Island of Hawaii, down to single family homes in California.

The only homes I have lived in as an adult I have built and even after having experienced all of these investments, never have I been so amazed by an investment opportunity until I came across short sales.

Let me be very honest here, I am not the most entertaining teacher or speaker you will hear, but don’t worry, because what I lack in entertainment value I make up for in clarity, expertise and knowledge. My profession is not public speaking. But, making money in Real Estate is.
