I am often told that I am insane and other times crazy (is there a difference?), but one thing I know for sure is Asset Management. I have lived it from my early days out of high school as a REO manager all the way to my most recent ‘bank job’ as chief loss mitigator for IndyMac Bank’s HELOC Division.
You will either love me or hate me, but after working with me and testing the things I teach, you won’t dispute that when it comes to teaching you how to beat the bank, I am dead on.
For a few years in the 1990’s I worked for Homecomings and was part of the organization during the merger with GMAC. I spent most of the 90’s with Homecoming/GMAC and really grasped the asset management and loss mitigation business. In the early part of 2001 I went to IndyMac Bank and because we were in an appreciating market, I joined the asset management division of ‘Home Construction Lending’.
In that capacity, as an asset manager, I meet Trent after I called him regarding a loan that his office had originated (it was all just a misunderstanding and ended well and I didn’t have to drop the hammer on Trent’s business). Trent and I remained in contact and when the market started to free fall, I was moved over as chief loss mitigator for the HELOC division.
You already know this, but just to give you an idea of how quick things changed, in my division the losses in December 2006 were at $250K and by December 2007 the monthly losses were at almost $25M for the division! I don’t see the bottom of this down cycle coming for at least 2 more years, but it may be much longer…
Some people say fear and greed are what drive men. I tend to agree with that to a certain extent. You know what my greatest fear in life is? That I won’t be able to provide for my wife and kids. I think that is what drives most of us to be successful, to be able to provide for those around us that we care about. I work as hard as I do so that my family can live comfortably and to make sure my wife never has to work (besides being a Mom) and so that my daughters (and baby boy on the way) have all the good things of life.
My life has been real estate. I guess you could say I have real estate in my blood. My dad has been a builder developer for 30 years and even my great grandfather was a builder. I have spent most of my life in construction, lending and real estate. I own a Real Estate and Mortgage Brokerage in San Marcos, CA and actively list, sell, negotiate and invest in real estate short sales.
Over the past 7 years, I have invested in properties from a small subdivision in Mexico, to vacant land on the Big Island of Hawaii, down to single family homes in California.
The only homes I have lived in as an adult I have built and even after having experienced all of these investments, never have I been so amazed by an investment opportunity until I came across short sales.
Let me be very honest here, I am not the most entertaining teacher or speaker you will hear, but don’t worry, because what I lack in entertainment value I make up for in clarity, expertise and knowledge. My profession is not public speaking. But, making money in Real Estate is.
Ever since I was a kid I've wanted to help people. I had some experiences at a young age that inspired enormous compassion in my heart for people going through financial struggles, pain and suffering. My background is in Real Estate development/investing and fortunately I can now see that my vision to be able to help more people in a tight spot has become a reality through my accomplishments in loss mitigation. To date, I have negotiated thousands of Short Sales. Whether it's a short sale or a loan modification, I find ways of uniquely structuring the deal so it benefits the seller and makes money for everyone in the deal.
